Association neglects dorm

So we have made a contract with an association to run the dorm i am living in (for 5 ½ more Years). The dorm is for people like us. They are neglecting it like crazy. The house is in a bad condition. Nobody thinks they have to clean anymore.

I would like to get out of that contract to be honest.
